Buying With Us

Fewer listings.
Better answers.

We are not a volume shop. We take a proper brief — budget, lifestyle, schools, commute, yield — and bring you a shortlist worth viewing, with the context a portal can’t give you: what sold, for how much, and why.

For off plan, we assess the developer’s track record, the payment plan and realistic resale potential before you commit to a launch — so the glossy brochure is never the whole story.

Buyer’s Guide

How buying
works here.

— Six Steps
01

Brief & budget

Define what you’re buying and why — home or investment. If financing, obtain mortgage pre-approval first so you negotiate from strength.

02

Shortlist & viewings

We curate a shortlist against your brief and arrange viewings — with honest commentary on pricing, service charges and the building’s track record.

03

Offer & negotiation

We negotiate on your behalf with real comparable evidence, not guesswork.

04

MOU & deposit

Both parties sign the Memorandum of Understanding (Form F) and the buyer typically lodges a 10% security deposit, held safely until transfer.

05

Developer NOC

The seller applies for a No Objection Certificate confirming no outstanding liabilities on the property.

06

Transfer

Ownership transfers at a Dubai Land Department trustee office and the title deed is issued in your name. Keys in hand.

Questions

Buyers usually
ask us.

Budget roughly 6–8% on top of the purchase price: the Dubai Land Department transfer fee of 4%, a trustee office fee, agency commission (typically 2% + VAT), and — if financing — mortgage registration and bank fees. We give you a full line-by-line estimate before you offer.
Yes. Non-GCC nationals can own property outright in Dubai’s designated freehold areas, which include most of the communities we cover — Palm Jumeirah, Dubai Marina, Downtown, Dubai Hills and many more.
As a rule of thumb, expatriate buyers can finance up to around 80% of a first home under AED 5M (UAE nationals slightly more), subject to bank approval. Pre-approval typically takes a few working days and is valid for 60–90 days.
Secondary gives you a real, inspectable home and immediate rental income; off plan offers payment plans and launch pricing but carries completion timing risk. The right answer depends on your goals — we’ll model both honestly.
Property ownership can support UAE residency visa eligibility at certain investment thresholds, including the long-term Golden Visa at AED 2M+. Rules evolve, so we’ll confirm the current criteria for your situation.
